Barcelona continues to break through price ceilings, with the launch of three new defining luxury residential homes

Barcelona’s reputation as a hotspot for prime properties has been further enhanced with the arrival of three exceptional new homes unlike any other seen in the Catalan capital.

Developed by the Malta-based Iniala group, Pearson Gardens is an ultra-high-end development located in Pearson Avenue in Barcelona’s exclusive Pedralbes district and sets new standards for luxury living in a post-Covid world.

Priced at €14m (Villa Botanica), €15.5m (Villa Alta) and €21.5m (Villa Grande), the trio of residences have been conceived taking into consideration the new ways of working and living, with a focus on productivity, health and leisure. Created by the Barcelona based architects A-Cero, the properties showcase prime buyers’ desire for cutting-edge design, exceptional views and glamorous interiors.

“We have created clearly delineated areas in terms of establishing efficient spaces in which we live, work, learn and play within one residence” explains A-Cero’s founder Joaquín Torres. The houses are a fusion of the surrounding environment. Set in the foothills of Pedralbes in a leafy avenue surrounded by nature, each have been created with natural materials and earthen colours to accentuate the beauty of the gardens. There are no limits between the inside and outside”.

Villa Grande – whose interiors have been created by the multi-award winning Barcelona and Paris-based Jaime Beriestain Studio – is ready to move into.  Villa Botanica and Villa Alta are currently being constructed and the interiors can be customized by the buyer.

Prices in Pedralbes vary according to location and property type but Pearson Avenue is arguably the most sought-after street in Barcelona. Its elegant, tree-lined streets envelop exclusive apartments and mansions set back from the road. The area is home to elite business schools such as IESE (recently ranked second in the world for Executive Education by the Financial Times), leading universities and international schools, numerous consulates and the prestigious Real Club de Tenis. Some of the city’s wealthiest and most prominent residents reside in the area but it has been largely undiscovered by foreign buyers. Homes close to Pearson Avenue include those owned by Shakira and Gerard Piqué, the Manchester City coach Pep Guardiola, the Barcelona and Spanish left back Jordi Alba,  the Holland national team coach Ronald Koeman and a Saudi Prince.

“Pedralbes has always been the best area to live in Barcelona but there hasn’t been a really high-end development until now” claims Iniala founder Mark Weingard. “Pearson Gardens’ homes are ideally located, just fifteen minutes’ drive from the airport and ten minutes’ walk to the Camp Nou stadium. The properties are so close to downtown Barcelona yet are situated in the peace and tranquillity of this beautiful residential neighbourhood. We’ve created this little exclusive enclave of three wonderful houses – 7,200 m2 of botanical beauty in the centre of Pedralbes and I think it is something that is definitely missing.

We have tried to bring the best of the world of hospitality to these homes. They have great entertaining spaces as well as a personal gym and spa, private cinema, large wine cellars and beautiful swimming pools. The houses are owner-centric with whole floors dedicated to the Master bedroom area which not only has a ‘his and hers’ dressing area but also has two bathrooms offering total privacy. The Master bedroom even has a private study that allows the owner to work from his or her own personal space as well as a large private balcony with Jacuzzi and amazing views over the city and the Mediterranean. As the global community is spending much more time at home, one thing is clear: a home should be a sanctuary”.

There is currently a scarcity of product for the ultra-prime buyer in Barcelona but demand is high. According to the Knight Frank Wealth Report 2023, Spain is the leading destination for High Net Worth Europeans purchasing a new home, and the third destination for prime buyers from the Americas, many of whom are seeking a ‘Sea and City’ lifestyle that has become synonymous with the Catalan capital

In fDi Intelligence’s recent report on European Cities and Regions of the Future 2023, for the second year in a row, Barcelona was named the best city in promoting and attracting foreign investment, ahead of capitals such as Dublin, Berlin and Munich.

About Mark Weingard and Iniala

The only son of a taxi driver, Mark Weingard’s father died aged 36 when Mark was just 10 years old. At 19 he started working in Financial Trading at Chemical Bank in London. In 2001, while living in Singapore, Mark travelled to New York for a meeting in the South Tower of the World Trade Centre. Running late on the morning of September 11th, he narrowly missed the second plane hitting the tower, where 23 employees died in the office that Mark was scheduled to be in. About a year later, another attack tragically claimed the life of his fiancée, Annika Linden, who was a victim of the 2002 bombings in Bali. Two years after that, Mark once again cheated death, this time in the form of the 2004 Boxing Day tsunami, in which more than 230,000 people lost their lives. Determined to create something positive out of the tragic events in Bali, he set up the Inspirasia Foundation that has changed the lives of tens of thousands of individuals. Initially created to help the children of the bombing victims, the Foundation’s work grew and now supports several projects focused on disability and education in Indonesia, Thailand and Malta.

In 2013 Mark set up the Iniala group and opened his first hotel Iniala Beach House in Thailand. Since then, he has opened his second hotel Iniala Harbour House which is Malta’s foremost luxury hotel situated on the picturesque Grand Harbour of Valletta. Iniala is a boutique hotel brand that operates super luxury boutique hotels that are focused on Design, Art, Gastronomy, Experience and Service. Iniala Hotels are regularly homes to the world stars and even hosted 3 episodes of “Keeping up with the Kardashians”.
